| Construction Budget
- Develop a total cost through estimating and the solicitation
of multiple subcontractor and supplier bids
- Work with owner's national vendors
- Based on the owner's budget, implement cost control procedures
to closely monitor costs as the project progresses
- Value engineer when possible while maintaining a quality
project
- Work through construction problems and changes with the
architect and owner to provide a minimal cost impact to the project
Permit
- Coordinate and see that all permit applications are submitted
in a timely manner
- If necessary, permit the project in phases allowing work to
begin before drawings are complete
- Work to expedite plan review as necessary
Construction
- Start projects immediately when permits are obtained
- Scheduling - coordinate with subcontractors, suppliers, and
owner to develop a workable schedule that fits within the limits of the project.
Update schedule weekly to reflect construction progress and adjustments due to changes
- Hold weekly construction meeting with owner, architect, and
subcontractors to discuss coordination, schedule, changes, safety, problems, etc.
This is an opportunity for all involved to discuss issues that may hinder the project or
jeopardize the schedule
Project Closeout
- Obtain Certificate of Occupancy
- Obtain written warranties from subcontractors and suppliers
- Operations and Maintenance Manuals - Compile all operation and
maintenance manuals for equipment installed. Schedule meetings between
subcontractors and owner personnel to run through proper operation of installed equipment
- Prepare as-built drawings reflecting all changes and additions
